By browsing the Service, creating an account, or submitting an inquiry through the Service, you agree to these Terms. If you do not agree, please do not use the Service.

1. What Octopus is

Octopus is an aggregator and search index for Thai real estate. We collect publicly posted listings from Facebook Groups, use automated tools (including a large language model) to extract structured details from those posts, remove duplicate postings, and republish the results in a searchable catalog.

Octopus is not a real estate agency, broker, developer, or seller. We are not a party to any sale, purchase, lease, or other transaction that may result from a listing you find on the Service. We do not hold, manage, or take payment for any property, and we do not negotiate on behalf of any buyer, seller, landlord, or tenant.

2. No warranty on listing content

Listing content displayed on the Service — including but not limited to photographs, prices, descriptions, location details, and availability — originates from third-party posts on public Facebook Groups. We did not create this content, and we do not independently verify it.

Listings may be stale, inaccurate, incomplete, or wrong. A unit may already be sold or rented, a price may have changed, and details extracted by our automated tools may not perfectly reflect the original post. We make no warranty, express or implied, as to the accuracy, completeness, timeliness, or availability of any listing. You should independently verify any listing detail — including price, availability, ownership, and legal status — before relying on it or entering into any transaction.

The Service is provided on an "as is" and "as available" basis, without warranties of any kind, whether express, implied, or statutory, including implied warranties of merchantability, fitness for a particular purpose, and non-infringement.

3. Acceptable use

You agree not to, and not to attempt to:

• scrape, crawl, spider, or use any automated means to access, extract, or collect data from the Service, other than through the interfaces we knowingly provide (such as our public catalog pages);
• bulk-extract, mirror, republish, or redistribute listing data, in whole or in part, for commercial or non-commercial purposes;
• resell, sublicense, or otherwise commercially exploit data obtained from the Service;
• circumvent, disable, or interfere with rate limits, access controls, or other security or access features of the Service;
• use the Service to build or train a competing product or dataset;
• misuse contact information exposed through agent or admin views, including for unsolicited marketing, harassment, or any purpose unrelated to a genuine property inquiry;
• submit false, misleading, or abusive content through any form, including the contact/inquiry form; or
• use the Service in violation of any applicable law.

We may monitor use of the Service for compliance with these restrictions and may take technical or account-level measures against activity that violates them.

4. Accounts

Some features require an account. Accounts are created without a password: you sign in via a one-time magic link sent to your email address, or via Google sign-in. You are responsible for keeping access to the email address or Google account associated with your account secure, and for all activity that occurs under your account.

We may suspend or terminate an account, or restrict access to the Service, at our discretion — including for violation of these Terms, suspected abuse, or misuse of contact data — with or without notice, to the extent permitted by law.

5. Agent accounts

Certain accounts are designated as "agent" accounts and are granted elevated access, including to poster contact details (such as phone number, LINE ID, or Messenger link) and to certain pipeline metadata not shown to the general public. This access is granted solely to support genuine follow-up on property inquiries.

Agent-account holders agree to use this elevated access only for that purpose, and not to:

• share, sell, or bulk-export poster contact data to third parties;
• use poster contact data for marketing unrelated to a specific inquiry or listing; or
• use elevated access to reconstruct or expose the underlying Facebook sourcing channel to users who are not entitled to see it.

We may revoke agent status and elevated access at any time, including for misuse of the data described above.

6. Intellectual property

Listing content (text, photographs, and other material originally posted by a third party) remains the property of the original poster or rights holder. We do not claim ownership of that underlying content merely by re-hosting or republishing it as part of the Service.

We do claim rights in our compilation, database structure, deduplication logic, scoring and classification outputs, and the selection and arrangement of listing data as presented through the Service, to the extent such rights exist under applicable law. Our name, logo, and the visual design of the Service are our property and may not be used without permission.

7. Takedown requests

If you posted a listing that has been aggregated by the Service and you would like it removed — for example, because the property is no longer available, you no longer wish it to be listed, or you believe it was posted without your authorization — contact us at [[CONTACT_EMAIL]] with a link to the listing (or enough detail to identify it) and we will review and remove it within a reasonable time.

If you believe content on the Service infringes your intellectual property rights or otherwise should not be published, please use the same contact address and describe the issue; we will investigate and respond.

8. Limitation of liability

To the fullest extent permitted by applicable law, [[LEGAL_ENTITY_NAME]] and its officers, employees, and agents will not be liable for any indirect, incidental, special, consequential, or punitive damages, or any loss of profits, revenue, data, or goodwill, arising out of or in connection with your use of, or inability to use, the Service — including any loss arising from reliance on inaccurate, outdated, or missing listing information, or from any transaction you enter into with a third party whose listing appeared on the Service.

To the fullest extent permitted by applicable law, our total liability to you for any claim arising out of or relating to the Service is limited to the greater of the amount you have paid us for use of the Service in the twelve months preceding the claim (which, for most users, is nil) or a nominal amount as required by applicable law.

Nothing in these Terms excludes or limits liability that cannot be excluded or limited under applicable law.

9. Changes to these Terms

We may update these Terms from time to time to reflect changes to the Service or for legal, regulatory, or operational reasons. We will post the updated Terms with a revised effective date. If changes are material, we will make reasonable efforts to bring them to your attention. Continued use of the Service after an update takes effect constitutes acceptance of the revised Terms.
